Indoor Air Quality Testing in Chicago, IL: What the Numbers Actually Mean
Feeling "off" in your Chicago home? IAQ testing turns a vague complaint into an actionable plan. Here's what we test and what the results mean.

You can't fix what you don't measure. If someone in your Chicago home has been coughing, congested, or waking up tired for weeks with no obvious explanation, indoor air quality testing is the fastest way to find out what's actually in the air.
What we test for in Chicago
- PM2.5 and PM10 particulate (dust, combustion byproducts, wildfire smoke)
- VOCs from new furniture, cleaning products, off-gassing paint
- Mold spore count and species (huge deal in the Midwest)
- CO2 as a ventilation-adequacy proxy
- Formaldehyde in newer construction
- Radon in basements and slab foundations
Why Chicago numbers look different
- long heating seasons and brick-home dust push local baseline mold counts higher than the national average
- Long heating seasons in Illinois concentrate indoor pollutants
- Chicago has neighborhood-level differences — a downtown high-rise reads very differently than a single-family in Illinois suburbs
What a real test looks like
- Baseline reading with HVAC off, all windows closed for 4 hours
- Active samples with calibrated pumps at breathing height in 2–4 rooms
- Lab analysis by an accredited third-party lab (not the tester's own machine)
- Written report with numbers, references to EPA/OSHA/WHO thresholds, and a prioritized action plan
- Optional post-remediation retest to verify improvements
Fair Chicago pricing
- Basic mold + particulate screen (2 samples): $250–$450
- Full IAQ panel (mold, VOC, PM, CO2): $500–$900
- Whole-home with radon and formaldehyde: $800–$1,400
What the results usually lead to
Most Chicago homes that fail an IAQ screen end up needing some combination of duct mold remediation, full air duct cleaning, or sanitization and deodorizing. We can bundle the retest into the remediation quote so you're not paying twice.
